Bathroom Remodeling in Brookhaven

A $35,000 custom build in Brookhaven, finished in a month. Full gut remodels land between $20,000 and $35,000. Smaller baths start around $15,000.

Brookhaven

Small original bathrooms, in houses worth building properly.

Brookhaven splits into two jobs. There are the 1940s and 1950s brick ranches through Ashford Park and Brookhaven Fields, where the original bathroom is five by eight with a cast iron tub, one window and a medicine cabinet. And there are the newer builds and the Historic Brookhaven houses, where the bathroom is large but was finished to a builder standard that does not match the rest of the house.

The ranch bathrooms are a layout problem before they are a tile problem. Five by eight is enough room for a proper walk in shower if the wall moves, the vanity gets narrower, and the niche gets built into the framing instead of bolted on afterward. Most of the gain comes from decisions made before anything is ordered.

The larger baths are usually a finish problem. The footprint is fine. The slab walls, the carpentry and the transitions are what change the room.

Why bathrooms fail

The part of the job that decides whether it lasts.

A ranch bathroom from 1948 has usually been remodeled once already, in a decade when bonded waterproofing was not standard. What is behind the tile is mortar bed, felt, or nothing.

Every wall and the pan get a bonded membrane, the niche is framed in rather than cut in after, and the drain is set before a single tile goes down. We use Schluter and Wedi. You can ask any other contractor what they use.

One warranty callback in the history of the business. It was handled.

Questions

Brookhaven, answered.

Do you work in Brookhaven?

Yes. Brookhaven is core service area. We also cover Dunwoody, Buckhead, Chamblee, Tucker, Doraville and the Briarcliff corridor.

Can you fit a walk in shower in a 1950s ranch bathroom?

Usually. It depends on where the plumbing wall sits and whether the adjacent closet or hallway can give up a few inches. We look at that before quoting finishes, because the layout decision drives the entire budget.

Will you keep the original cast iron tub?

We can. Some clients want it kept and refinished, some want the footprint back. Both are reasonable. The tub is usually the heaviest and most irreversible decision in the room, so it is worth deciding early.

What did the Brookhaven bathroom on this page cost?

That one was $35,000 and took about a month. It was a full custom build with slab walls and a floating vanity. Most full remodels land between $20,000 and $35,000.
