Most of the bathrooms we open up in Dunwoody were built once, in the seventies or eighties, and never touched again. Full gut remodels land between $20,000 and $35,000. Smaller baths start around $15,000.
Dunwoody is largely two story colonials and split levels put up between 1972 and 1988, which means the primary bathroom usually sits directly over a living room, a dining room or a finished basement. That is the whole ballgame. A ground floor bathroom that leaks is a bad weekend. An upstairs bathroom that leaks is a bathroom, a ceiling, insulation, and whatever the water found on the way down.
What we find behind the tile in houses of that age is almost always the same: mortar bed or green board, no bonded membrane, a pan that was never pre sloped, and a drain that was set to whatever height the tile ended up at. It held for thirty years because nobody used the shower hard. It stops holding the moment someone does.
We take it to the studs, correct the framing where it has moved, and rebuild the wet area with a bonded waterproofing system before any tile goes on.
Erich has worked through this corridor for years. A whole home remodel in Dunwoody took about two months. The bathrooms below are from the surrounding area, each labeled with where it actually is.

Almost every bathroom that fails, fails at the waterproofing, not the tile. On a second floor that failure is expensive twice over.
We build with Schluter and Wedi behind every surface that will ever meet water. Wedi is a foam board that costs meaningfully more than cement board and almost no volume remodeler buys it. You can look both brands up, and you can ask any other contractor what they use.
One warranty callback in the history of the business. It was handled.
Yes. Dunwoody is inside the core service area, roughly fifteen minutes from the shop. We cover Dunwoody, Brookhaven, Buckhead, Tucker, Chamblee, Doraville and the Briarcliff corridor.
Most full bathroom remodels take one to four weeks depending on scope and how much has to be corrected once the walls are open. A smaller bath demoed and rebuilt has gone out in a week.
It is the reason to do it properly rather than a reason to avoid it. The wet area gets a bonded membrane on every wall and the pan, a pre sloped base, and a bonded flange drain. That assembly is designed to hold water even if the tile above it does not.
Most full remodels land between $20,000 and $35,000. Smaller bathrooms start around $15,000. A tub to shower conversion is $9,000 to $15,000. Those are what clients actually paid, not a teaser range.
